Turnover cleaning contracts from the landlords who own your neighborhood.

Every time a tenant moves out, a landlord needs the unit cleaned before the next one moves in, and most small landlords call whoever they used last time. Spur finds the owners of rental homes and small multifamily buildings in your area, writes a turnover program offer, and mails it, so you become the cleaner on their list.

Small landlords need a turnover cleaner, but nobody markets to them.

Landlords are hard to find

Rental owners don't live at the property, and many own through an LLC. A flyer on the door reaches the tenant, not the owner.

Turnovers are urgent

Every day a unit sits empty costs rent. Landlords need a cleaner who can turn it in a day or two, not next week.

Deposits need documentation

Deducting cleaning costs from a deposit means proving the unit wasn't left clean. Most cleaners don't provide records.

YOUR FOUR RENTALS NEAR EUCLID AVENUE WILL TURN OVER. WE'LL BE READY.

Hi Victor, you own four rental homes within a mile of where our crews clean every day. Every turnover means a deadline: the old tenant is out, the new one is coming, and the unit needs to be clean in between.

Our turnover program gives you a flat per-unit price based on size, a 48-hour turnaround from your call, and dated before-and-after photos for every unit. Those photos make it easy to support cleaning charges against a deposit, and you don't have to drive over to check our work.

How to market a cleaning company to landlords

About one in three U.S. households rents, and every one of those homes needs a move-out clean when the tenant leaves. Large apartment complexes usually have in-house crews, but single-family rentals and small multifamily buildings are mostly owned by individual landlords and small companies who hire out. That's the market for a residential cleaning company.

Finding them takes property records. A rental's owner doesn't live there, often owns through an LLC, and may live in another city. Filter for non-owner-occupied homes and 2–4 unit buildings, then group by owner. A landlord with four or more nearby units is worth a personal letter, because one relationship means repeat work.

Sell a program, not a single clean. Landlords want three things: speed, predictable cost, and documentation. Offer flat per-unit pricing by size, a set turnaround time from the call, and before-and-after photos for every unit. Add carpet, window, and wall cleaning as add-ons so they can book the whole turnover with one call.

Documentation matters more than many cleaners realize. Most states let landlords deduct the cost of cleaning a unit back to its move-in condition, beyond normal wear and tear, from a security deposit. California's Civil Code Section 1950.5 spells this out. Dated photos and an itemized invoice help a landlord support those deductions.

Reach property managers too. Small property management companies manage homes for many owners and need reliable turnover vendors. The same program works for them, and one manager can bring dozens of units.

Stay in touch between turnovers. Landlords don't need you every month, so a short letter twice a year, timed before the busy summer moving season and the end of the year, keeps you top of mind. Track which landlords scan and how many units they own, and call the largest first. A landlord who likes your first turnover will usually give you the rest of their units.

31×return on a year of Spur Team from 8 landlords with 45 turnovers a year at $400

A few landlords keep the weekdays full.

  • Spur Team: $588/yr, plus 500 landlord letters × $1.29 = $645
  • 8 landlords × about 5–6 turnovers a year = 45 turnovers × $400 = $18,000
  • About 15× the software and postage combined, and landlords call the same cleaner next time

Landlord cleaning marketing questions

How do I get cleaning contracts with landlords?

Use property records to find owners of rental homes and small multifamily buildings near you, group them by owner, and mail a turnover program with flat per-unit pricing, a fast turnaround, and photo documentation.

How much should I charge for rental turnover cleaning?

Most cleaners use flat per-unit pricing based on bedrooms and square footage, with carpet, wall, and window cleaning as add-ons.

Why do landlords want before-and-after photos?

Dated photos and an itemized invoice help a landlord support cleaning deductions from a tenant's security deposit if they're disputed.

Should I market to property managers or landlords?

Both. Individual landlords with several nearby units are easier to reach directly, and small property managers can bring many units with one relationship.

How often should I mail landlords about turnover cleaning?

About twice a year: in spring, before the summer moving season, and in late fall. Turnovers aren't monthly, so the goal is to be the cleaner they remember when one comes up.
