Pre-sale painting leads, reached before the listing photos.

Sellers repaint on a deadline: the listing photos. Spur finds long-time owners whose homes are most likely to hit the market, plus the agents who list in your area, and mails a pre-listing paint offer with a fixed turnaround so you're booked before the photographer is.

Pre-sale painting is fast, repeatable work. Most painters hear about it after the house is listed.

The seller calls whoever the agent knows

Listing agents keep a short vendor list. If you're not on it, you never see the job.

Timing kills the bid

Sellers need the work done before photos. A painter who can't promise dates loses to one who can.

Wrong pitch, wrong buyer

Pre-sale owners don't want a design consult or premium paint upgrades. They want neutral, clean, and done on schedule.

THINKING OF SELLING ON BROOKHAVEN DR THIS SPRING?

Hi Diane, if listing is on your mind, fresh paint is one of the simplest ways to get a home ready for photos and showings. Buyers notice scuffed walls, dated colors, and a tired front door before anything else.

Our pre-listing package covers the main living areas, hallways, trim, and the front door in neutral colors that photograph well. We give you a fixed price and a written five-day schedule, and we'll work around your agent's photo date.

How painters win pre-sale painting jobs

Pre-sale painting is different from a regular repaint. The owner isn't choosing colors for themselves. They're preparing a product for buyers, usually on a deadline set by the listing agent. That makes it fast, predictable work: neutral colors, main rooms, trim, doors, and sometimes the front of the house, done in days.

Most of these jobs go to whoever the listing agent recommends, so pre-sale painting is really two campaigns. The first goes to owners who are likely to sell: long-time owners, high equity, homes sized for families whose kids have moved out. The second goes to the agents who list in your area, with a vendor card that tells them you can hit their photo date.

Sell the schedule, not the paint. Pre-listing owners care about three things: will it be done before photos, will it look clean and neutral, and what will it cost. Put a fixed timeline on the card, offer a fixed price after a walk-through, and mention that you'll coordinate with their agent. A five-day package is a stronger offer than a discount.

Remember lead disclosure. Sellers of homes built before 1978 must disclose known lead-based paint to buyers under the federal Lead Disclosure Rule, and painting over lead paint before listing still requires lead-safe work under the EPA RRP Rule if you disturb more than six square feet inside or 20 square feet outside. Certified painters can say so on the card, and agents value vendors who protect the sale.

Keep the owner list warm. Most owners who get the card aren't selling this month. A note like "keep this for the year you do" and a card each spring and late summer keeps your name around for when they are. Agents should get a short card every quarter with a recent before-and-after.

Track which agents send work. A QR code on the agent vendor card, separate from the owner card, shows you which agents scanned and which listings followed. Agents who refer one job usually refer several a year, so they deserve a short quarterly card with a recent before-and-after and your current lead time.

Pre-sale painting questions

Is it worth painting a house before selling?

For many homes, yes. Fresh, neutral paint makes rooms look cleaner and larger in listing photos, and it's one of the less expensive ways to prepare a home for sale. The listing agent can say what buyers in your market expect.

What colors should you paint before selling?

Neutral, light colors such as warm whites, soft grays, and greige. They photograph well and let buyers picture their own furniture. Agents often have a preferred palette.

How do painters get pre-sale jobs?

By mailing two groups: long-time, high-equity owners who are likely to sell, and the listing agents in their area. Agents refer most pre-listing work, so a vendor card with your turnaround matters.

Do sellers need lead-safe painters?

If the home was built before 1978 and the work disturbs more than 6 square feet inside or 20 square feet outside, the EPA RRP Rule requires a certified firm using lead-safe practices.

How fast should a pre-listing paint job be?

Most pre-listing interiors take three to seven working days depending on size. Promise a written timeline and coordinate with the agent's photo date.
