Without a local card, new owners call the brand they've seen on TV or buy a DIY kit off the shelf.
Security play · New homeowners
New homeowner security leads, reached in the first weeks after move-in.
New owners don't know who has the old door codes, and most decide on security in the first few months. Spur finds every home that just sold in your service area, writes a welcome card with a free code reset and assessment, and mails it automatically every month, while the owner is still deciding.

The problem
New owners choose a security company once. Most never hear from a local one.
Many buyers move in with a panel on the wall and no codes, no account, and no idea if it works.
Coupon envelopes bundle you with pizza and carpet cleaning, and get tossed unopened.

WELCOME TO SLOAN'S LAKE, JORDAN. LET'S RESET YOUR CODES.
Congratulations on your new home. Most new owners don't know who still has the garage, keypad, or alarm codes from before they moved in, or whether the system on the wall still works.
We'll come by for free, reset every code, test the panel and sensors, and walk you through camera and monitoring options if you want them. If you just want the reset, that's fine. No contract is required.
Scan the code to pick a time. We've been a local Denver security company since 2009.

How to market home security to new homeowners
New owners are the best audience a security company can mail. They're settling into an unfamiliar home, they don't know who has the old codes or keys, and they make most of their service decisions in the first few months. A homeowner who picks a monitoring company now often stays for years.
Lead with something useful. A free code reset and system test is a better first offer than "free installation." Many homes come with a panel on the wall that the previous owner monitored, and the new owner has no codes or account. Getting it working, or telling them honestly that it won't, earns trust and gets you inside the home.
Many inherited systems have a problem the owner doesn't know about. The major U.S. carriers shut down their 3G networks in 2022, and panels with 3G or 2G communicators may no longer reach any monitoring center. A free test finds that out.
Speed matters. Pull new sales every month and mail within days. Recorded sales lag closings a little, so an automated monthly send is as close to real time as you can get. Mail a second card three to four weeks later for owners who were still unpacking.
Filter the list. Investor purchases and flips are usually not the right audience for a welcome card. Landlords need a different message about cameras and smart locks for rentals. Keep owner-occupied buyers, and don't use fear. New owners already feel the uncertainty of a new place. Make the card calm and local.
Coordinate with locksmiths and smart home installers, or offer it yourself. Many new owners want locks rekeyed, a video doorbell, and a smart thermostat in the same first month. A card that offers to handle codes, locks, and the doorbell in one visit saves them three appointments and makes you the obvious choice for monitoring.
A few new accounts a month add up fast.
- Spur Team: $49/mo billed annually = $588/yr
- 80 new owners/month × 12 × $0.94 = about $900 in postcards
- Two accounts × ($1,800 install + $45/mo for 12 months) = $4,680 in year one, about 8× your subscription

FAQ
New homeowner security questions
Should new homeowners change their alarm codes?
Yes. Previous owners, their family, and service providers may still have garage, keypad, and alarm codes. A reset is one of the first things to do after moving in.
How do alarm dealers find new homeowners?
Pull recorded home sales in your service area every month, filter to owner-occupied buyers, and mail a welcome card within days. Spur automates the monthly pull and send.
What should a new homeowner security card offer?
A free code reset and test of any existing system, plus an assessment if they want one. It's useful, low-pressure, and gets you inside the home.
Does an inherited alarm system still work?
Sometimes. Systems with 2G or 3G communicators may no longer reach a monitoring center since those networks shut down. A free test will tell the owner.
