Farm mail goes to the property. A relocated owner never sees it, or a tenant throws it away.
Agent play · Relocation sellers
Relocation seller leads: owners who've moved on but still own the house.
When someone relocates for work or family, the old house often sits as an accidental rental or an empty home they mean to sell "soon." Spur finds owners whose mail now goes to another city, reaches them where they live now, and offers a sale you handle from start to finish.

The problem
Relocated owners are easy to miss.
Selling from 1,000 miles away means repairs, clean-out, and showings they can't attend. Many just put it off.
Cash buyers mail absentee owners constantly. Without your offer, they may assume a discount sale is the only easy option.
How it works

AI draft for Megan F. · 3407 Laurel Ave
Hi Megan,
I'm Chris, a listing agent in Austin. I'm writing about your home at 3407 Laurel Avenue. It looks like you've moved to Raleigh, and I hope the move went well.
Selling a home from another state can feel like a second job. If you're ready to sell, I'll handle everything here: I'll get the house cleaned, coordinate any repairs with vendors I trust, stage and photograph it, run every showing, and send you weekly updates. You can sign every document online, so you won't need to fly back.
Homes like yours in Rosedale have been selling in about three weeks. Scan the code to see a remote sale plan and a price estimate for your home.

How to find and win relocation seller listings
A relocation seller is an owner who has already moved away, often for a new job, family, or retirement, but still owns their previous home. Some meant to sell and never got to it. Others rented it out "for now" and became accidental landlords. Either way, the house is a long-distance problem they'd like to solve.
The clearest signal is a change in the owner's mailing address. When tax bills start going to a different city or state while the owner name stays the same, the owner has probably moved. Stack that with ownership of three to ten years, a recent vacancy or new rental, and moderate equity to find owners who can sell comfortably.
Relocated owners have a specific fear: managing a sale they can't see. Your letter should answer it directly. Explain how you handle clean-out, repairs, staging, photography, showings, and inspections locally, how often you'll send updates, and that closing documents can be signed remotely where your state and title company allow.
You'll also be competing with investors, who mail absentee owners often and offer convenience in exchange for a discount. Show the owner what a full-price sale could mean in dollars after costs, and position your service as just as easy. Many relocated owners don't realize an agent can make a retail sale nearly hands-off.
Timing matters. Mail within the first year after a move, when the house is still on their mind, and again around lease renewals for owners who are renting it out. The spring market is a natural deadline; a card in January about listing by March gives them a plan.
Partnerships help here. Moving companies, corporate relocation departments, and agents in the cities your owners moved to all hear about relocations first. Ask them to send referrals your way, and offer the same in return when someone moves into your market from theirs.
One relocation listing covers years of mail.
- Spur Team: $588/yr billed annually
- 250 relocated owners × 4 postcards = 1,000 at $1.09 = $1,090
- One listing at a $10,000 commission = 17× your subscription

FAQ
Relocation seller questions
How do I find sellers who have relocated?
Look for homes where the owner's mailing address recently changed to another city or state while the owner stayed the same. Spur lets you filter for this and stack it with vacancy and equity.
Should I mail the property or the owner's new address?
The new address. A relocated owner won't see mail sent to the house. Spur's enrichment gives you their current mailing address and contact info.
Can a relocated owner sell without coming back?
Usually, yes. Many states and title companies allow remote or mail-away closings and e-signing. Confirm what's allowed in your state before you promise it.
What should a relocation seller letter say?
Name the home, acknowledge the move, explain exactly what you'll handle locally, and offer a remote sale plan with a price estimate.
How is this different from absentee owner marketing?
Absentee owners include long-time landlords and investors. Relocation sellers are owners who recently moved away and often never meant to be landlords, so they need a different message.
