Buyers list building: find the cash buyers already closing in your market.
A wholesale deal is only as good as the buyer who closes it. Spur finds investors who recently bought with cash, often in an LLC, in your target zip codes, and mails them a short letter that earns a spot on their list of deal sources.

The problem
Most buyers lists are full of tire kickers.
Active investors buy through LLCs and rarely post publicly. Their contact info is buried in deed records.
Without a buy box, you blast every deal to everyone and train buyers to ignore your emails.

AI draft for Northside Homes LLC · Marcus L.
Hi Marcus,
I'm Tyler with Eastside Deals. I noticed Northside Homes bought three houses in 46218 over the past year, all with cash, so I thought you'd want to know about the deals I find.
I find off-market houses on the east side of Indianapolis every month, mostly three-bedroom homes from long-time owners and landlords. Before I send you anything, I'd like to know what you actually buy: your areas, price range, rehab level, and how fast you can close.
Scan the code to share your buy box. I'll only send deals that fit, and you'll see them before they go to my wider list.

How to build a cash buyers list that actually closes
A buyers list is the group of investors you sell deals to, usually by assigning a contract or selling a property you've bought. In wholesaling, your buyers list decides how fast you close and how much you earn. A short list of active buyers is worth more than thousands of names who never close.
The best source is public records. Investors who bought with cash recently, especially in the zip codes where you find deals, have already proven they buy there. Look for purchases in the last six to twelve months with no recorded mortgage, owned by absentee individuals or LLCs. Buyers who bought several properties are your top tier.
Write to them as a deal source, not a marketer. Mention their recent purchases in the area, say what kinds of deals you find, and ask for their buy box: target areas, price range, property type, rehab level, financing, and closing speed. Then only send deals that match. Buyers stay on lists that respect their time.
Keep the list current. Re-pull recent cash buyers every quarter, retire buyers who never respond, and note who closes quickly. When a deal comes in, call your top buyers first, then send it to the wider list.
Know the rules where you work. Several states now regulate wholesaling, including how you can market a contract you don't yet own and what you must disclose to buyers and sellers. Market your contract interest honestly, and check whether your state requires a license.
A good buyers list also makes your acquisition marketing better, because you know exactly what to look for.
Segment the list once it grows. Separate landlords from flippers, note each buyer's preferred zip codes and price range, and record how fast they've closed in the past. When a new contract comes in, you'll know in minutes which five buyers to call first, and your wider list will only see deals that suit them.
A real buyers list pays out on every deal.

FAQ
Buyers list questions
How do I find cash buyers in my area?
Look for recent purchases with no recorded mortgage, owned by absentee individuals or LLCs, in the zip codes where you find deals. Spur filters for all of these in one search.
How do I contact cash buyers who use an LLC?
Mail the LLC's mailing address and address the letter to the manager when known. Spur shows entity mailing addresses and enriched contact info where available.
What is a buy box?
The criteria a buyer uses: areas, price range, property type, rehab level, financing, and closing speed. Ask for it before sending deals.
How big should my buyers list be?
Quality beats size. Twenty active buyers who close are worth more than 2,000 names. Start with buyers who bought several homes recently.
Is it legal to market a wholesale deal?
Rules vary by state. Several states now regulate wholesaling, including marketing and disclosures. Market your contract interest honestly and check your state's rules.
