What a cash buyer list is, and how to build one from public records

A cash buyer list is a list of people and companies who recently bought property without a mortgage. For wholesalers, it's the other half of the business: you can put a house under contract, but you only get paid if a buyer closes. The strongest buyers lists are built from recorded sales, because a recorded cash purchase is proof the buyer has money and closes.

Cash purchases are identified in county records by a deed with no matching mortgage recorded at the same time. Cash sales have made up a substantial share of US home purchases in recent years, much of it from investors. In affordable neighborhoods with lots of rentals and rehabs, cash buyers are often the majority.

The key step is grouping purchases by buyer. One cash purchase might be a retiree buying a condo. Three or more in a year is almost always an investor. Their purchase history tells you their buy box: price range, property type, and neighborhoods. Send a $60,000 rehab to the buyer who's bought five of them, not to the fund buying $250,000 rentals.

Many active buyers purchase through LLCs. State business filings usually list a registered agent or manager, which leads to the person you need. Enrichment then adds a phone and email.

Keep the list current. Buyers change strategy, run out of capital, or leave the market. Re-pull every few months, remove buyers who haven't bought in a year, and add new ones. A short list of active, qualified buyers beats a long list of names.

Before you send your first deal, call or email each buyer to confirm their buy box: price ceiling, preferred neighborhoods, rehab tolerance, and how fast they can close. Ten minutes of qualification per buyer saves you from blasting deals to people who will never bite, and it builds the relationship that gets your calls answered when you have a good contract.

Cash Buyer List questions

How do I find cash buyers in my area?

Search recent sales in Spur for purchases recorded without a mortgage. Spur groups them by buyer and shows each buyer's purchase count and price range.

How do you know a purchase was cash?

A deed recorded with no mortgage recorded at the same time indicates a cash purchase. Some buyers refinance afterward, which still tells you they had cash to close.

How do I find the owner of an LLC buyer?

State business filings list a registered agent and often a manager or member. Spur's enrichment helps connect the LLC to a person with a phone and email.

How many cash buyers should a wholesaler have?

Quality matters more than size. Twenty to fifty active buyers who've closed recently in your area is enough to move most deals.

How often should I update my cash buyer list?

Every few months. Remove buyers who haven't bought in a year and add new ones from recent sales.

Know your buyers before you sign the next contract.

Pull every recent cash buyer in your zip, see what they buy, and introduce yourself today. Free to start.
