Most landlord lists don't tell you which landlord is which.

Property lists, not owner lists

Most data shows one row per property. You can't see that one landlord owns six homes on your list.

Institutions crowd the list

Large rental companies own thousands of homes and never answer a postcard. They need to come off.

No idea who self-manages

Local landlords with a few rentals often manage themselves, and they're the ones who want help.

How to work a landlord list.

Landlords want fewer headaches. These plays show how managers, investors, and lenders help.

  1. 1Offer property management

Self-managing landlords with a few rentals are a manager's best prospects.

  2. 2Buy from tired landlords

Long-held rentals with high equity and an owner ready to step back.

  3. 3Offer a DSCR loan

Lenders can refinance or fund the next rental based on rent, not income.

What a landlord list is, and how to find the small landlords

A landlord list is a list of people and companies who own rental property. It's built from county records by finding properties where the owner doesn't live there, then grouping those properties by owner. The grouping is what turns a property list into a landlord list. It tells you that one person owns three houses on the same side of town, which changes how you talk to them.

Most US rentals are owned by individuals, not institutions. Census Bureau rental housing data shows individual investors own the large majority of single-family and small multifamily rentals. Many of these "mom-and-pop" landlords own one to five properties, manage them themselves, and are the most responsive owners on any list.

Filtering is where a landlord list earns its value. Remove large institutional owners, who rarely respond to mail. Separate local landlords from out-of-state owners, who may need a local manager more than anyone. Use portfolio size to tailor your offer: a one-property accidental landlord needs different help than an owner with five doors.

Different businesses work the same list differently. Property managers offer to take over day-to-day work. Investors offer to buy rentals from landlords ready to retire. Lenders offer DSCR loans for refinancing or expanding. Insurance agents and contractors offer the services every rental needs.

Whatever the offer, mail the owner's mailing address. Mail to the rental reaches the tenant, and nothing says "didn't do the homework" like a management pitch addressed to the person paying rent.

Timing matters with landlords too. Mail tends to land best around lease renewals, after a hard winter, or when property tax and insurance bills arrive, the moments when owning a rental feels most like work. Keep landlords on a steady follow-up schedule so your name is the one they remember when they decide to make a change.

14×return on a year of Spur Team from five new management doors

A few new doors pay for years of Spur.

  • Spur Team: $588/yr billed annually
  • Five new doors × $1,800 rent × 8% fee × 12 months = $8,640 a year
  • Recurring revenue: a door signed once pays every month

Example math. Management fees and rents vary by market. Cost of mail not included. Run your own numbers →

Landlord List questions

How do I get a list of landlords in my area?

In Spur, search your zip for non-owner-occupied properties. Spur groups them by owner, so you see each landlord, their rentals, and where they live.

How do you know a property is a rental?

When the owner's mailing address differs from the property address and the owner doesn't claim a homestead exemption, the home is very likely a rental.

Can I exclude big rental companies?

Yes. Filter to individual owners or to landlords with one to five properties to remove institutional owners.

Who uses landlord lists?

Property managers, investors, DSCR and portfolio lenders, agents, insurance agents, and contractors who serve rental owners.

Should I mail the landlord or the rental property?

Always the landlord's mailing address. Mail sent to the rental reaches the tenant.
