The problem
Most absentee owner lists are stale, broad, or both.
A raw absentee pull mixes 40-unit landlords with the retiree who kept her first house. You can't afford to mail them all.
The list stops at a name and mailing address. Phone and email mean another vendor and another upload.
What's in the list
Every absentee owner record, ready to mail or call.
Spur flags a property as absentee when the owner's mailing address doesn't match the property address, then adds the details you need to decide who to contact first.
Fields on every record
- Owner name
- Individual, trust, or LLC as recorded by the county.
- Owner mailing address
- Where tax bills go, so your mail reaches the owner and not the tenant.
- Absentee type
- In-state or out-of-state, based on the mailing address.
- Property details
- Type, beds, baths, square footage, lot size, and year built.
- Estimated equity
- Estimated value minus estimated open loan balances.
- Years owned
- From the last recorded sale date.
- Last sale price
- What they paid, so you can gauge their gain.
- Phone and email
- Added in one click with owner enrichment.

How to work this list
Three ways to turn this list into deals.
The list is the start. These plays show how investors and agents work absentee owners.
- 1Mail the owner, not the property
Send a letter that names the rental and acknowledges the distance. Plan three to five touches.
Absentee owner marketing play → - 2Focus on out-of-state owners
The farther away the owner, the harder every repair and vacancy. Out-of-state owners often respond best.

Guide
What an absentee owner list is, and how to build a good one
An absentee owner list is a set of properties where the owner doesn't live at the address. Public records don't say "absentee" directly. The signal comes from comparing the property address with the owner's mailing address, which is where the county sends the tax bill. When the two don't match, the owner almost certainly lives somewhere else.
That simple test catches several very different owners: landlords with one rental or fifty, people who moved and kept their old house, heirs, snowbirds, and owners of vacant homes. In many markets a fifth to a third of single-family homes are absentee-owned, so a raw list for one zip can run into the thousands. Mailing all of them is expensive and mostly wasted.
The fix is list stacking. Out-of-state owners are farther from the problems and usually more open to selling. High equity means the owner can sell at a fair discount and still come out ahead. Long ownership often means the property is paid down and the owner is tired. Filtering out LLCs with large portfolios removes professional landlords who rarely sell off-market.
Freshness matters too. Owners sell, refinance, and move, and their mailing address changes with them. A list you bought six months ago will send some mail to the wrong place. Spur pulls from current records every time you search, and saved searches add new matches as records update. Enrichment adds a phone and email so you can follow up on the owners who don't answer mail.
Finally, always mail the owner's mailing address. Sending to the property address reaches the tenant, and your letter never gets to the person who can sell.
A practical rule of thumb: start with a few hundred owners, not a few thousand. A stacked list of 300 out-of-state, high-equity owners mailed three times will usually outperform 3,000 raw absentee owners mailed once, at a fraction of the cost. Track which stacks produce calls, then widen the filters that work and drop the ones that don't.
One absentee owner deal pays for years of lists.
- Spur Team: $588/yr billed annually, searches included
- Mail 300 stacked absentee owners × 3 touches = 900 postcards at $1.09 = $981
- One $15,000 deal = 25× your subscription

FAQ
Absentee Owner List questions
How do I get a free absentee owner list?
Create a free Spur account, enter a zip code, and turn on the absentee owner filter. The free plan includes 20 property searches a month, and you can see counts and records before paying anything.
How is an absentee owner identified?
By comparing the property address with the owner's mailing address in county records. If they differ, the owner lives elsewhere. Spur also flags whether that address is in-state or out-of-state.
How accurate is absentee owner data?
It's as accurate as the county's mailing address on file. Owners who moved recently may not have updated it, which is why enrichment adds a current address, phone, and email.
Can I export my absentee owner list?
Yes. Export to CSV for your CRM or dialer, or keep working it in Spur to write letters, mail, and track responses.
What's the difference between absentee and out-of-state owners?
Out-of-state owners are a subset of absentee owners whose mailing address is in another state. They're usually the most responsive part of the list.
