A list tool, a skip tracer, a design app, and a print vendor. Four logins and $200–$400 a month before a single seller calls back.
For real estate investors
Off-market deals, found and mailed before anyone else calls.
Spur pulls absentee owners, high-equity homes, and pre-foreclosures in your target zip, finds the owner's phone and email, writes a personal letter about their property, and mails it in 2 business days. One login replaces the list tool, the skip tracer, Canva, and the print shop.
Free forever plan · No card · 20 property searches a month
The problem
Most investors are mailing the same list as everyone else.
Sellers get the same "I buy houses" letter from five investors a month. Nothing in it shows you know their property.
You mail 1,000 pieces and wait. There's no signal for who read it, so follow-up is guesswork.
How it works
From list to mailbox in one workflow.
The same five steps every time, set up for real estate investors.

AI draft for Linda C. · 418 Maple Ridge Dr
Hi Linda,
I'm a local investor here in Charlotte, and I noticed you've owned 418 Maple Ridge for about 14 years while living out in Phoenix.
Managing a rental from 2,000 miles away gets old: the late-night repair calls, the turnover, the property manager fees. If you've thought about selling, I'd like to make you a fair cash offer. I buy as-is, cover closing costs, and close whenever works for you.
If now isn't the time, no problem at all. Scan the code on this card and I'll send you a no-obligation number you can keep.

How to find off-market deals with direct mail
Off-market deals come from owners who haven't decided to sell yet, or who would rather not list. Your job is to be the first credible buyer they hear from when they do decide. Direct mail still works for this because it reaches the owner at the address where they actually live, which is often not the property address.
The biggest lever is the list, not the letter. A single filter like "absentee owner" returns thousands of records that every other investor in your market is also mailing. Stacking two or three motivation signals — absentee plus high equity plus long ownership, for example — shrinks the list to the owners most likely to say yes, and usually lowers your cost per deal even though you mail fewer pieces.
Personalization is the second lever. A letter that names the property, mentions how long they've owned it, and acknowledges their situation (out of state, inherited, aging rental) reads like it came from a person. Generic "we buy houses" mail reads like the four other pieces they got that week.
Consistency is the third. Most sellers don't respond to the first touch. Plan for 3–5 touches over 60–90 days on your best list, and follow up on anyone who scans or calls within the same day.
One deal pays for years of Spur.
- Spur Team: $49/mo billed annually = $588/yr
- 500 postcards on Team at $1.09 each = $545
- One $15,000 assignment or equity spread = 25× your annual subscription

FAQ
Questions from real estate investors
How is Spur different from PropStream or DealMachine?
Those tools are mainly for finding properties. Spur finds the property too, then gets the owner's contact info, writes the outreach with AI, prints and mails it, and runs your email and SMS follow-up, all in one place. Many investors use Spur to replace three or four separate subscriptions.
Do I need a separate skip-tracing service?
No. Owner enrichment is built in. One click returns the owner's name, mailing address, phone numbers, and email. The free plan includes 3 enrichments a month, and paid plans include more.
What does the free plan include?
Solo is free forever with no card: 20 property searches, 3 owner enrichments, 25 AI credits, 500 emails, and 50 SMS every month. You pay per piece when you mail, from $1.69 per postcard. Trackable QR codes start on the Agent plan.
Can I target out-of-state owners specifically?
Yes. Filter for absentee owners whose mailing address is in a different state from the property, then stack equity, ownership length, and property type to narrow it down.
How many pieces should I mail per campaign?
Start with a tightly stacked list of 100–500 owners and plan multiple touches. A smaller list you mail consistently usually beats a huge list you mail once.
