Why it works
Useful every month beats clever once.
Sales and prices for their subdivision, not the whole metro. Hyperlocal is what makes you the expert.
"After {years_owned} years in your home…" makes a mass mailing feel individual.
Same layout and colors every month build recognition. Owners should know it's you before they read it.

Guide
How to run a farming postcard campaign that wins listings
Geographic farming means choosing a neighborhood and marketing to the same homeowners consistently until you're the agent they think of when they decide to sell. Postcards are the backbone of most farms because they reach every owner, every month, at a predictable cost.
Pick your farm with numbers, not just familiarity. Look at turnover: how many homes sold in the area last year compared with the total number of homes. A farm of 500 homes with 6% annual turnover produces about 30 sales a year. If no single agent dominates those sales, there's room to win a share. Filter the farm to owner-occupied homes so you aren't paying to mail renters.
Content is what keeps the cards on the fridge instead of in the recycling bin. Rotate useful cards: neighborhood market updates with real local numbers, home value invitations, seasonal maintenance tips, and community news. Every card should give the owner something, and most should include a QR code to a deeper resource, which also tells you who's engaged.
Consistency is the whole strategy. Farming typically takes six to twelve months of uninterrupted mailing before listings start to come in regularly. Keep the same design, colors, and photo on every card so owners recognize you before they read a word. Agents who quit after three months usually do so just before it would have started working.
Combine the farm with other touches. Send just listed and just sold cards for every transaction in the area, follow up personally with owners who scan, and show up at local events. Spur can schedule your rotation for the year, fill in each owner's details, and alert you when someone scans.
Measure what's working. Track scans by card type and month, and note which owners engage repeatedly. Those are your warmest prospects, and they deserve a personal touch: a handwritten note, a call, or a pop-by with a market report. Over a year, the data shows you which content your farm values most, so you can send more of it.
