FSBO letter template that helps first and pitches never.

FSBO sellers expect agents to tell them they need an agent. This letter does the opposite: it respects their choice, offers something genuinely useful, and leaves the door open. That's why it gets read.

A few free tools for selling {property_address} on your own

Hi {owner_first_name},

I saw that you're selling your home in {neighborhood} yourself. Plenty of sellers do it successfully, and I'm not writing to talk you out of it.

I put together a free one-page checklist for owners selling on their own: disclosures you'll need, how to handle showings safely, and what to expect from buyers' agents. I've also included the five most recent sales near you, so you can see what buyers are paying.

Scan the code to get both. No sign-up, no follow-up calls unless you ask for one.

Good luck with the sale, {your_name} · {your_phone}

Every highlighted field is filled in for each owner.

Copy the text and fill these in by hand, or let Spur fill them from the owner's property record when you mail to FSBO sellers.

{owner_first_name}
The seller's first name from property records.
{property_address}
The home they're selling.
{neighborhood}
The area name buyers search for.
{days_listed}
How long it's been on the market, from your notes.
{your_name}

Useful beats persuasive.

How to handle buyers' agents when selling {property_address}

Hi {owner_first_name},

Since 2024, offers of buyer-agent compensation can't be published on the MLS, and buyers now sign written agreements with their agents. Many owners selling on their own aren't sure what that means for them.

The short version: you can decide whether to offer any compensation, negotiate it offer by offer, or leave it to the buyer. Each choice affects how many buyers see your home.

I wrote a plain-English one-pager on your options. Scan the code for a copy. It's yours to keep.

How's the sale of {property_address} going?

Hi {owner_first_name},

It's been about {days_listed} days since your home went on the market, and I wanted to check in. If you've had good interest, that's great news.

If it's been quieter than you hoped, I'm happy to do a free 15-minute review of your pricing and photos and tell you what I'd change. You can use every idea yourself, with or without an agent.

A buyer I'm working with may be interested in {neighborhood}

Hi {owner_first_name},

I'm working with a pre-approved buyer looking for a home like yours in {neighborhood}. I'd like to show them {property_address} if you're open to it.

I represent the buyer, not you, and I'm happy to work within the terms you've set. If that works for you, call or text and we'll find a time.

How to write a FSBO letter that earns trust

A FSBO letter goes to a homeowner selling without a listing agent. FSBO sellers usually want to save on commission or stay in control, and they expect agents to try to change their mind. That's why most FSBO letters fail: they argue with a decision the seller has already made.

The letters that work give first. A free seller checklist, a list of recent nearby sales, or a plain explanation of disclosures and showing safety is useful to anyone selling a home. It positions you as an expert who helps, not a salesperson waiting for them to fail. Many FSBO sellers eventually list with an agent, and they tend to choose the one who was helpful along the way.

Buyer-agent compensation is the topic most FSBO sellers are unsure about. Since 2024, offers of compensation can't be published on the MLS, and buyers sign written agreements with their agents before touring homes. Explaining their options neutrally, without telling them what to do, is one of the most valuable things you can offer, and a natural reason for a conversation.

Timing your follow-up to their experience works better than a fixed schedule. Send a welcome and resource letter in the first week, then a check-in at around 30 days, when sellers without offers start reconsidering. If you have a genuine buyer for the area, a buyer introduction letter is always welcome, and it shows you can bring results.

Respect "no agents" requests. If a seller asks you not to contact them, stop. Keep calls compliant with the Do Not Call registry, and follow your state's rules on contacting sellers who aren't represented. Spur can schedule follow-ups and stop them automatically when you mark an owner as do-not-contact.

Keep the letter itself short. One page, a clear subject line that names their street, and a single offer is plenty. FSBO sellers are fielding calls from buyers, neighbors, and other agents, and a concise, useful letter respects their time. Put the free resource behind a QR code so they can grab it without calling you, and so you know who did.

Compliance note. Respect "no agents" and do-not-contact requests, scrub phone numbers against the Do Not Call registry before calling, and include your brokerage name as your state requires. Read the compliance checklist →

FSBO Letter Template questions

What should I write to a FSBO seller?

Respect their choice, offer a free and useful resource like a seller checklist or recent sales, and leave the door open without a hard pitch.

How do I explain buyer-agent fees to a FSBO seller?

Neutrally. Since 2024, compensation offers can't be published on the MLS. Sellers can choose whether to offer compensation, negotiate it per offer, or leave it to the buyer.

When should I follow up with a FSBO?

Send a resource letter in the first week, then check in around day 30. Sellers without offers are more open to help then.

Can I bring a buyer to a FSBO?

Yes, if the seller agrees. Make clear you represent the buyer and work within the terms the seller sets.

Is this FSBO letter template free?

Yes. Copy or download it. Spur can personalize and mail it, and schedule follow-ups automatically.
