FSBO sellers expect agents to push for a listing. A sales pitch proves them right.
Agent play · For sale by owner
FSBO postcards that help the seller first, and win the listing later.
For-sale-by-owner sellers chose to skip an agent, so pitching yourself rarely works. Spur helps you send FSBO sellers something useful, like a free pricing check, a disclosure checklist, or buyer feedback, and alerts you when they're ready for more help.

The problem
FSBO sellers have already said no to agents.
Showings, calls from buyers, and paperwork take over their evenings. They don't have time for another call.
Many FSBO sellers try for a few weeks, then decide whether to hire an agent. You need to be in front of them by then.
How it works
From list to mailbox in one workflow.

AI draft for Ty R. · 8015 Sunnyside Rd
Hi Ty,
I saw your home on Sunnyside Road is for sale by owner. Selling on your own is a lot of work, and I respect anyone who takes it on.
I'm not writing to ask for the listing. I put together a free one-page report on the six most recent sales within half a mile of your home, with prices, days on market, and what buyers paid for. You can use it to check your price or answer buyers' questions.
Scan the code to get the report. If you ever want a second opinion on an offer or the paperwork, call me. No charge for a quick question.

How to convert FSBO sellers without a hard sell
For-sale-by-owner sellers usually want to save on commission, think they can handle the sale themselves, or had a bad experience with an agent. Many eventually hire an agent after a few weeks of showings, unqualified buyers, and paperwork questions. The agent they hire is usually the one who was helpful, not the one who pushed hardest.
Lead with value. A free pricing report based on recent nearby sales, a checklist of required disclosures in your state, or a template for collecting buyer feedback all give the seller something they actually need. Each one also shows your expertise without asking for anything.
Stay consistent while they're on the market. A short card every week or two, each with something useful, keeps you top of mind. When a seller downloads a resource or scans your code, that's your cue to call, with something helpful to say.
Know the current compensation landscape. Since 2024, offers of buyer-agent compensation can't be published on the MLS, and many FSBO sellers are unsure whether to offer it at all. Being able to explain their options clearly is a strong reason for them to talk to you.
One FSBO listing covers years of mail.
- Spur Team: $588/yr billed annually
- 20 FSBOs a month × 4 cards = 80 postcards at $1.09 = $87 a month
- One converted listing at a $10,000 commission = 17× your subscription

FAQ
FSBO questions
What should a FSBO postcard say?
Offer something useful, like a free pricing report or disclosure checklist, and don't ask for the listing. Helpfulness is what converts FSBO sellers.
Where do I find FSBO listings?
FSBO websites, yard signs, and FSBO data providers. Upload the addresses to Spur to match owners and mail them.
How often should I mail a FSBO seller?
Every week or two while the home is on the market, with something new and useful each time.
Can I call FSBO sellers?
Phone calls are subject to the Do Not Call registry and state rules. Mail isn't, which is why many agents lead with mail.
How do I talk about buyer-agent compensation?
Explain the seller's options clearly and neutrally. Since 2024, offers of compensation can't be published on the MLS, and many FSBO sellers appreciate a clear explanation.
