Many numbers are on the National Do Not Call Registry, and scrubbing and calling around every listing takes hours.
Agent play · Circle prospecting
Circle prospecting by mail: every neighbor, no cold calls.
Circle prospecting works because neighbors care what happens on their street. Spur draws the circle around any address, writes a card about that home and theirs, and mails every neighbor in 2 business days, without a dialer or a Do Not Call list.

The problem
Circle prospecting by phone is getting harder.
You can knock 40 doors in an afternoon. A busy agent with three listings can't do that around every one.
A "just listed" card with a stock photo doesn't tell a neighbor why this sale matters to their house.
How it works
From list to mailbox in one workflow.
Five steps from one address to every neighbor around it.

AI draft for Teresa H. · 1162 Vine St
Hi Teresa,
I'm Jordan, the agent who listed 1146 Vine Street, four doors down from you. It went under contract in six days with three offers.
Two of the buyers who missed out are still looking for a home on your block, and they'd love something with a similar layout. If you've wondered what your home might sell for in this market, I'd be glad to put together a free, private estimate based on what just happened on your street.
There's no obligation. Scan the code to see your estimate, or call me with any questions about the neighborhood.

How to circle prospect with direct mail
Circle prospecting means contacting the homes around a specific event, such as a new listing, a pending sale, a closing, or a price change. It works because neighbors are naturally curious about their street. A sale nearby changes what they think their home is worth, and it reminds them that buyers want to live where they do.
Traditionally, agents circle prospect by phone or door knocking. Both work, but both are slow, and phone prospecting must follow the National Do Not Call Registry and state telemarketing rules. Direct mail is not covered by Do Not Call rules, so you can reach every owner in the circle, and it scales to every listing and closing without extra hours.
Size the circle to the event. For a single-family listing, 50 to 200 nearby homes is typical. For a condo or townhome, focus on the same building or complex. Filter for owner-occupied homes and those owned seven or more years, which are most likely to have equity and be thinking about a move.
Make each card about their street, not your brand. Name the address, say how far it is from theirs, and share one useful fact: days on market, number of offers, or that buyers are still looking. Then give a low-pressure next step, like a free home value estimate. Fair housing rules still apply; never imply that the neighborhood is changing in a way that relates to protected classes.
Mail at every milestone. A circle around one listing can produce three cards: just listed, under contract, and just sold. Neighbors who see your name three times around one house start to see you as the agent for their street.
Pair the mail with a light personal touch where you can. Knock a few doors on the closest street the week the cards land, or invite the circle to your open house. Owners who already received your card are far more likely to open the door and remember your name.
One neighbor listing pays for a year of circles.
- Spur Team: $588/yr billed annually
- 10 circles × 100 homes × 2 cards = 2,000 at $1.09 = $2,180
- One listing at a $10,000 commission = 17× your subscription

Circle prospecting questions
What is circle prospecting in real estate?
Contacting the homes around a specific event, such as a new listing, pending sale, or closing, to start conversations with nearby owners who may want to sell.
Can I circle prospect without cold calling?
Yes. Direct mail reaches every owner in the circle without a dialer, and mail isn't covered by Do Not Call rules. Spur builds the list, writes the card, and mails it.
How many homes should I include in a circle?
For most single-family listings, 50 to 200 nearby homes. For condos and townhomes, focus on the same building or complex.
What should a circle prospecting letter say?
Name the nearby address, say how close it is, share one useful fact like days on market or number of offers, and offer a free, private home value estimate.
Can I circle prospect around another agent's listing?
You can mention public sales data, but you can't market another agent's listing as yours. Check your brokerage's rules and your state's advertising rules.
