One agent uses a postcard service, another uses Canva, most do nothing. Branding drifts and you pay for overlap.

The problem
Your agents prospect inconsistently, and you can't see it.
Two agents mail the same street and the brokerage looks disorganized.
You find out who wasn't prospecting at the end of the quarter, when it's too late to coach.
How it works
From list to mailbox in one workflow.

AI draft for Daniel B. · 315 Cedar Bluff Rd
Hi Daniel,
I'm Kevin with Summit Realty. I focus on the Westside, and over the last two years I've helped 14 of your neighbors sell, several within a mile of Cedar Bluff.
Prices on your street have moved a lot recently. If you're curious what your home would sell for today, scan the code on this card and I'll send you a quick, no-obligation estimate.
Either way, I'm always happy to answer questions about the neighborhood.

How to run a brokerage-wide direct mail program
A brokerage mail program works when it's easy for agents to participate and easy for you to manage. If agents have to design their own cards, find their own lists, and pay a vendor themselves, most won't. If the brokerage provides the system, the brand, and the territory, most will.
Start by assigning territories so no two agents mail the same homes. Give newer agents smaller, higher-turnover areas they can afford to mail consistently, and give experienced agents the larger farms they already work.
Keep the brand consistent but let the agent be the face. Homeowners respond to a person, not a logo, so each card should carry the agent's name, photo, and phone, with the brokerage brand as the backing. Your state's advertising rules likely require the brokerage name on every piece.
Measure participation, not just results. Mail volume, scan rates, and follow-up activity by agent tell you who's building a pipeline long before closings show up. A short weekly look at the dashboard is enough to spot who needs help.
Finally, use the program in recruiting. Experienced agents care about what support comes with their desk. A working lead-gen system with real numbers behind it is a stronger pitch than a better split.
Two extra listings across the team pays for the year.
- Spur Brokerage: $199/mo billed annually = $2,388/yr
- Average commission on a $400,000 home: $10,000–$12,000
- One extra closing across the whole team covers the year about 4× over

Spur vs. letting every agent figure it out
From Brokers using Spur
Results from the mailbox.
“We run 6 agents on Brokerage. The automated postcard campaigns alone generate 20+ seller leads per month across the team.”
“Spur is the first tool I've offered agents that they actually use without being pushed to. It's the easiest value-add I've ever given a recruit.”
