Two agents farming one neighborhood confuses homeowners and wastes both agents' money.
Broker play · Team marketing
Brokerage team marketing: one mail program, every agent, no overlap.
When every agent runs their own mail, territories collide, brands drift, and you can't see what's working. Spur gives your brokerage one coordinated program: assigned territories, approved templates, automated farms, and a dashboard showing every scan and lead.

The problem
Agent-by-agent marketing doesn't add up to a brand.
Agents design their own mail in Canva. Logos drift, disclosures go missing, and the brokerage looks smaller.
Mail, scans, and leads live in each agent's tools. You find out about results at the end of the quarter.

How to run a brokerage-wide marketing program
Most brokerages leave marketing to individual agents. That works for top producers, but it creates three problems as you grow: agents compete for the same neighborhoods, your brand looks different on every piece, and you can't see which activities produce listings. A coordinated program fixes all three without taking ownership away from agents.
Start with territories. Divide your market by zip code, neighborhood, or subdivision, and assign each one to a single agent. Base the size on what the agent can mail consistently; 250 to 500 homes a month is typical. Review assignments quarterly and reassign territories agents aren't working.
Then standardize templates. Build a small library of approved postcards and letters, including a monthly market update, a home value offer, and just-listed and just-sold cards. Include the brokerage name and license details your state requires, plus each agent's name and contact information. Personalization should come from the homeowner's data, not from each agent redesigning the card.
Decide how you'll pay for mail. Common options are brokerage-funded mail for new agents, a shared cost split, or agent-funded mail with brokerage-negotiated rates. Whatever you choose, set a minimum mail volume so every territory gets worked.
Finally, measure by agent and territory: pieces mailed, scans, conversations, appointments, and listings. Share the numbers in team meetings. Agents learn quickly from what's working in the territory next door, and you'll know where to invest next quarter.
A coordinated program also helps recruiting, because it shows prospective agents a working lead system on day one.
Support newer agents differently. Give them smaller, closer territories and brokerage-funded mail for their first few months, and pair them with a mentor who reviews their scans and follow-up each week. Early wins keep new agents in the program, and a working program is what keeps them at your brokerage.
A couple of extra listings pays for the whole team.
- Spur Brokerage: $199/mo billed annually = $2,388/yr
- 6 agents × 350 homes × 12 cards = 25,200 postcards at $0.95 = $23,940, often shared with agents
- One extra closing at a $10,000 commission covers the subscription about 4×

FAQ
Team marketing questions
How do I stop agents from farming the same neighborhood?
Assign each territory to one agent by zip code or neighborhood, and set each agent's search and outreach automations to their own territory.
Can each agent's name be on the mail?
Yes. Templates carry your brokerage brand, and each piece includes the sending agent's name, photo, and contact details.
Who should pay for team direct mail?
Brokerages use brokerage-funded mail for new agents, shared splits, or agent-funded mail at brokerage rates. Choose one and set a minimum monthly volume.
How do I see which agents are prospecting?
The dashboard shows mail sent, QR scans, and active follow-up by agent and territory, so you can coach in weekly meetings.
Which plan should a brokerage use?
The Brokerage plan is $199/mo billed annually, with unlimited property searches, 350 enrichments a month, unlimited QR codes, and postcards at $0.95. Contact us for larger teams.
