Left alone, agents design their own cards. Old logos, wrong colors, and missing brokerage names slip through.

The problem
Brand control and agent freedom usually fight.
One locked flyer for everyone means no personalization, and agents stop using it.
Most states require the brokerage name on agent advertising. One noncompliant mailer can mean a complaint.
How it works
From list to mailbox in one workflow.
Five steps from brand guidelines to compliant mail every agent can send.

AI draft for Joan C. · 4312 Upton Ave S (Ava L.)
Dear Ms. Carlson,
I'm Ava Lindqvist, a Maple & Main Realty agent who lives and works in Linden Hills. Home prices in our neighborhood rose about 6% this year, and homes on Upton Avenue have been selling in under three weeks.
If you'd like to know what your home might sell for today, I'll put together a private estimate based on recent sales nearby. You'll also have the full Maple & Main team behind you, from staging to closing.

How to run co-branded direct mail at a brokerage
Co-branded mail carries two identities: the brokerage's brand and the individual agent's. Done well, it gives homeowners a personal contact backed by a trusted company. Done poorly, it creates a mix of off-brand designs, missing disclosures, and mail that makes the brokerage look smaller than it is.
Start with the non-negotiables. Most states require the brokerage name to appear clearly on agent advertising, and many have rules about how team names and agent names are displayed relative to the brokerage. Put these elements in a fixed layer of every template, so agents can't remove or shrink them.
Then leave room for what makes mail work: the agent's name, photo, and contact details, plus copy written about the homeowner's property and neighborhood. AI personalization inside a locked template gives agents the flexibility they want without design drift.
Be careful with co-marketing partners. When agents share mail with lenders, title companies, or other settlement providers, RESPA generally requires each party to pay its fair share based on its portion of the piece. A lender paying for an agent's mail in exchange for referrals can be a violation. Document cost splits and have your compliance lead review partner templates.
Keep a record. Store every approved template and every mailing so you can answer a complaint or audit quickly. Review a sample of agent mail each month, and update templates whenever your brand, disclosures, or state rules change.
Finally, measure templates as well as agents. If one design produces more scans across the brokerage, make it the default and retire the weaker ones.
Train agents on the system, not just the rules. Show them how to pick a list, choose a template, and review the AI-written copy before it mails. When the approved path is also the easiest path, agents stop building their own designs, and brand consistency takes care of itself without constant policing from the broker.
Consistent branding that pays for itself.
- Spur Brokerage: $199/mo billed annually = $2,388/yr
- Postcards at $0.95 and letters at $1.09 for every agent
- One extra closing at a $10,000 commission = about 4× the subscription

FAQ
Co-branded mail questions
What is co-branded real estate marketing?
Marketing that carries both the brokerage's brand and the individual agent's identity, such as a postcard with the brokerage logo plus the agent's name, photo, and contact details.
Does the brokerage name have to be on agent postcards?
In most states, yes. Rules vary on size and placement, so lock the brokerage name and required disclosures into every template.
Can agents personalize co-branded templates?
Yes. AI personalizes the message for each homeowner, while the logo, colors, and disclosures stay fixed.
Can agents co-market with a lender on postcards?
Often, if each party pays its fair share of the cost. RESPA restricts arrangements where one party pays for another's marketing in exchange for referrals.
How do I review what agents are mailing?
Spur's dashboard and mail tracking show every piece each agent sent, so monthly compliance reviews are quick.
