Every agent in town calls the same expireds.

The phone rings 30 times on day one

Expired sellers get flooded with calls the morning their listing drops off. Most stop answering by noon.

MLS data stops at the listing

Your MLS gives you the address and history, not the owner's cell phone, email, or mailing address.

Generic letters say nothing

"I have buyers" letters don't explain why the home didn't sell. Sellers can tell.

What's on an expired listings list in Spur.

Spur takes the expired addresses you bring, or finds homes recently for sale and now off-market, and adds the owner data your MLS doesn't have.

How to work an expired listings list.

Expired sellers are frustrated, not uninterested. These plays show how to earn the relist.

  1. 1Mail a plan, not a pitch

Explain why it didn't sell and what you'd change. Follow up for 4–6 weeks.

What an expired listings list is, and how to stand out from every other agent

An expired listing is a home that was listed for sale with an agent and didn't sell before the listing agreement ended. Withdrawn and cancelled listings are close cousins: the seller pulled the home off the market before the agreement ran out. Together they're one of the most direct sources of listing leads, because the owner has already shown they want to sell.

Expired listing data comes from the MLS. Agents can usually see expireds in their own MLS, and data providers package them with phone numbers. What the MLS doesn't provide is the owner's current contact information or the bigger financial picture. Spur fills that gap: upload your expireds, or search homes recently for sale that are now off-market, and each address is matched to its owner with phone, email, mailing address, equity, and years owned.

The challenge is competition. Expired sellers often hear from dozens of agents in the first day, and most of those calls sound the same. Mail is a strong complement because it arrives after the phone storm, and a letter can say something a cold call can't: a specific explanation of why this home didn't sell, whether that was price, photos, marketing reach, or timing, and what you'd do differently.

Prioritize carefully. Owners who have already moved, homes sitting vacant, and long days on market usually mean a seller who still needs to sell. Equity tells you whether a price adjustment is realistic. Owners with little equity may need a different conversation entirely.

Follow the rules. Under the REALTOR® Code of Ethics, make sure a listing has actually expired and isn't under a new exclusive agreement before you solicit it, and follow your MLS rules on how expired data can be used. If you call, scrub numbers against the Do Not Call registry. Mail isn't subject to it, which is one more reason it works.

Compliance note. Confirm the listing has expired and isn't under a new exclusive agreement before you reach out, follow your MLS rules on expired data, and scrub phone numbers against the Do Not Call registry before calling. Read the compliance checklist →

Expired Listings List questions

Where do I get an expired listings list?

From your MLS or an expired-listing data provider. Upload it to Spur to match each address to its owner and add contact info, equity, and years owned. You can also search homes recently for sale that are now off-market.

How do I find phone numbers for expired listings?

Upload the addresses to Spur and enrich each owner for phone, email, and mailing address. Scrub phone numbers against the Do Not Call registry before calling.

Is it allowed to contact expired listings?

Yes, once the listing has actually expired and isn't under a new exclusive agreement. Follow the REALTOR® Code of Ethics and your MLS rules on expired data.

Should I call or mail expired listings?

Both. Calls catch the sellers who want to talk now; a specific letter reaches the ones who stopped answering after the first morning.

How long should I follow up with an expired seller?

Four to six weeks of regular touches, then fold them into your farm. Many relist months later.

Be the agent with a plan, not another call.

Upload your expireds, enrich the owners, and send a letter about why it didn't sell today. Free to start.
