Insulation play · Landlords and property managers
Insulation marketing to landlords who pay the heat bill and hear the complaints.
Rental owners rarely think about attics until tenants complain or a heating bill spikes. Spur finds owners with several rentals or small apartment buildings, skips the tenant, and mails the real decision-maker a portfolio offer that talks about bills, tenant complaints, and turnover.

The problem
Landlords don't buy comfort. They buy fewer problems.
Landlords who don't pay the utilities won't respond to bill savings.
Small jobs across scattered rentals are inefficient without a plan.
How it works
From list to mailbox in one workflow.
Five steps from an absentee owner list to a portfolio of attics.

AI draft for Martin S. · Ridge St. portfolio
Hi Martin,
We work with Denver rental owners who are tired of the same winter calls: cold bedrooms, space heaters, and tenants asking about the bills. In homes from the 1940s and 1950s, the attic is usually the main reason, and it's one of the less expensive things to fix.
We'll check all four of your properties at no charge and give you a short written report ranking them by what's worth doing first, with one price per property. If you only want to do one this year, that's fine.
Scan the code on this card and we'll work directly with you or your property manager.

How to sell insulation to rental owners
Selling to landlords means answering a different question. An owner-occupant asks whether the house will be more comfortable. A landlord asks whether it's going to cost less, cause fewer problems, or help keep a good tenant. The best pitch depends on who pays the utilities. When the owner pays, as in many older apartment buildings with a central boiler, savings go straight to the bottom line. When the tenant pays, the benefits are fewer complaints, longer tenancies, and an easier unit to re-rent.
Find the owners who can approve the work. Use absentee owner filters with two or more properties, and mail the owner's address and not the rental itself. Small multifamily buildings of two to twelve units are often the sweet spot, with owners who make their own decisions and who may have put off building-envelope work for years. LLCs and trusts usually have a manager or a named owner in the record.
Offer a portfolio view. A short written report that ranks each property by what's worth doing first is more useful to an owner than a single quote. It helps them budget over a couple of years, and it makes you the contractor they'll call for each next property. Scheduling several attics in one trip also lowers your costs, and a modest multi-property price is often enough to win the group.
Know the local rules. A few cities, such as Boulder, Colorado, tie rental licensing to energy efficiency standards, and more are studying similar rules. Weatherization programs for income-qualified housing and some utility programs may apply to rentals. These vary by location and change regularly, so check what applies in your market before you mention anything. Never overstate a requirement to create urgency.
Plan for occupied units. Attic access may be through a closet or hatch in a tenant's unit, and you'll need proper notice, which is usually handled by the owner or manager. Protect tenants' belongings, keep the work short, and communicate clearly. In older buildings, watch for vermiculite and knob-and-tube wiring, and flag them in your report rather than working around them. Lead-safe practices may also apply if you disturb painted surfaces in pre-1978 housing.
Think long term. An owner with four rentals may buy another next year, and a property manager with fifty doors may hire you across several clients. Follow up after each job with a short note and photos. Being the contractor who documents everything, and who gets along with tenants, is the kind of reputation that spreads among local landlords.
One portfolio can fill a crew for a week.
- Spur Team: $49/mo billed annually = $588/yr
- 300 postcards to rental owners at $0.94 each = $282
- One four-property portfolio at ~$1,800 per attic = $7,200

FAQ
Landlord insulation questions
How do I reach landlords instead of tenants?
Filter absentee owners and mail the owner's mailing address on record. Spur uses that address so that the card skips the rental property.
Should I pitch energy savings to a landlord?
Only if the owner pays the utilities. Otherwise, focus on fewer complaints, longer tenancies, and easier re-renting.
Do I need a tenant's permission to work in a unit?
Access rules vary by state and lease. The owner or manager usually gives notice, so coordinate with them and keep the visit short.
Are there requirements for insulating rentals?
It depends on the location. A few cities tie rental licensing to energy standards. Check your market, and don't overstate a requirement.
What's a good offer for a landlord?
A free portfolio check and a short written report that ranks each property, with one price per property and a small multi-property discount.
